Survey finds realtors say good landscaping can raise home values by up to 30 percent

A recent survey conducted by GreenPal gathered insights from 350 realtors and real estate professionals to determine the impact of landscaping on home value. The findings indicate that nearly all respondents, 97.7%, believe that good landscaping can raise a home’s value by at least 5%. More than half, 56.3%, estimate the increase could be 15% or more, while 22.6% suggest the boost could reach as high as 30%.

Ken Sisson, a realtor based in Los Angeles, explained the importance of curb appeal: “Often, you hear the term ‘curb appeal’. Well, great landscaping goes a long way here in that department. There’s a huge difference when prospective buyers drive up in front of a home with little, no, or awful landscaping versus when the landscaping is spot on and compliments the home well.” He added that this can lead to more offers: “We know that homes with multiple offers sell at a higher price and, most of the time, above the list price.”

Sisson further noted: “Great landscaping may actually be just the thing that prompts just one more party to throw their hat (or offer) in the ring!”

The survey collected both low-end and high-end estimates from participants. On the lower end, estimates ranged from 3% to 25%, with most suggesting an increase between 5% and 15%. For example, with an average U.S. home price of $348,079, even a modest improvement of 5% would add over $17,000 to its value.

On the higher end, some realtors estimated increases up to 30%. Using the same average home price figure, a 15% boost would translate into an additional $52,211.

Not all landscaping projects provide equal returns. The data suggests that basic lawn maintenance yields one of the highest returns on investment (ROI), averaging about 267%. Other improvements such as planting or maintaining trees can yield an ROI around 100%, installing sprinkler systems about 86%, and building outdoor kitchens approximately 71%.

Landscaping plays a significant role in attracting buyers by enhancing curb appeal and increasing chances for multiple offers. According to GreenPal’s findings and industry professionals’ opinions, investments in lawn care and landscape improvements are likely to offer substantial financial benefits for homeowners considering selling their property.
